The first step to becoming a resident at a property managed by NextHome Unlimited is submitting a completed application and being qualified with the information provided. For an application to be considered complete all required information must be provided, application fees must be paid, proof of income must be submitted, and the application must be signed by the applicant giving us permission to complete a resident screening.
When screening potential residents, we look at different factors for qualification:

True and Accurate Information
We require that all information provided to us on a rental application be true and verifiable. If it is found that prospective resident has intentionally falsified information on their application the prospective resident will immediately be considered ineligible for occupancy.
Income & Employment Verification
The combined gross monthly income of all applicants is at least three times the market rent of the property applied for. Acceptable proof of income includes at least three months of pay statements and three months of bank statements showing consistent deposits. All income & employment documentation must be original, unaltered, and independently verifiable.
Screenshots, edited files, redacted, or modified documents will not be accepted.
Credit Screening
We review each applicant's credit report for overall payment history, accounts in good standing, bankruptcies, and accounts in collections. Particular attention is given to rental-related collections, which may result in application denial unless resolved prior to applying. Non-rental collections are reviewed on a case-by-case basis, taking into account the total balance and recent payment activity. Calculations excludes medical and student accounts.
Grantor (Guarantor / Co-Signer) Requirements
If a Grantor (Guarantor/Co-Signer) is approved to be added to an application, they must meet the same screening criteria as the primary applicant(s) and provide the same required documentation.

- Grantors must meet all screening requirements
- Grantors must submit all required documentation requested during the screening process
- Grantors must pay the $50 application fee
A Grantor does not override screening results or guarantee approval.
Credit History Requirements
Credit history is only one portion of our application screening process. Meeting the credit history guidelines below does not automatically guarantee approval.
- 620+ credit score typically meets credit history criteria
- No credit score or scores below 620 require additional review
- Open bankruptcies or bankruptcies discharged within the last 3 years require additional review
- Two (2) or more accounts in collections require additional review (Medical collections and student accounts are not included in this count.)
- A low percentage of accounts paid as agreed may not meet credit history criteria
- Unresolved landlord-related debt, including balances owed to previous landlords or property management companies, is grounds for denial.
Criminal Screening
Criminal activity is not acceptable at any of our properties. We require prospective residents to pass a criminal background check as part of our screening process. A prospective resident will be considered ineligible if they are found to have committed a serious crime in the last 5 years that would be considered a threat to real property and to the peaceful enjoyment of neighboring properties whether they are managed by our company or not. This includes but is not limited to violent crimes, sex related crimes, and drug related crimes.
Eviction Screening
We evaluate past evictions listed in public records or reported by previous landlords, with particular attention to the nature and resolution of each case. Applications may be denied if there is a history of eviction due to non-payment of rent, property damage, lease violations, or other serious breaches of contract.
Positive Rental History
All applicants are to provide at least three years of verifiable rental history to assess their reliability as both tenants and neighbors. We expect consistent, positive patterns of behavior that demonstrate timely rent payments, lease compliance, and respectful conduct within the community. As part of our screening, we contact previous landlords to inquire about rental payment history, notice given at move-out, cleanliness, pet-related issues, noise complaints, guest behavior, and any other concerns related to tenancy. This helps ensure that incoming residents contribute to a respectful and well-maintained living environment.
Application Communication Requirement (Ghosting Policy)
To keep the screening process moving, applicants must respond to any requests for additional information in a timely manner.
Applicants are responsible for checking their email, phone messages, and the application portal for updates during the screening period.
